The Algarve is one of the most seismically exposed regions in Portugal — the 1755 earthquake that devastated Lisbon originated offshore to the south-west. Yet many Algarve condominium buildings carry only the legally required fire insurance, which can leave owners dangerously exposed if the ground moves. This guide explains why earthquake cover matters here, what mandatory cover leaves out and how to close the gap.

We find the gaps mandatory fire cover leaves out — in English.

What the law requires — and what it doesn't

Portuguese law requires condominiums (propriedade horizontal) to hold fire insurance on the building's common and private fractions. That is the legal minimum. It is not the same as full multi-risk cover, and it does not automatically include earthquake. Many condominium policies treat seismic cover as an optional extension — one that is frequently left off to keep the quota low.

How to close the gap

The starting point is a policy audit: confirm whether seismic cover is actually included, check the building's insured value against today's rebuild cost, and compare the market for a multi-risk condominium policy that adds the missing perils. We do this for Algarve buildings in English, with the administrator or owners' committee. For the wider picture on what shared policies miss, read what your condominium insurance doesn't cover, and see our condominium insurance in the Algarve page.
