A well-equipped Algarve villa in 2026 may carry twelve to twenty solar panels, a battery in the garage, a heat pump for the hot water, a second one for the pool, an EV charger by the gate and an inverter tying it all together. That is easily €20,000 to €40,000 of equipment, most of it installed after the home insurance policy was written, and almost none of it mentioned to the insurer.
Here is what actually happens to it at claim stage.
Building or contents? It matters
Portuguese policies split the insured property into edifício and recheio, and each item of energy equipment falls one side or the other depending on how it is fixed and where it sits.

The pattern is clear enough: anything fixed to the main dwelling is usually manageable; anything on an outbuilding, in the garden or serving the pool needs naming. Our clause-by-clause guide explains why outdoor property is treated so restrictively in Portuguese wordings.
The electrical damage sub-limit
This is the number that decides most claims in this category. Portuguese policies cover damage from power surge, short circuit and overvoltage under a heading called danos eléctricos, and it carries its own sub-limit — frequently between €1,500 and €5,000.
A single hybrid inverter costs €2,000 to €4,000. A battery module considerably more. An Algarve summer thunderstorm that takes out the inverter, the EV charger control board and the pool pump controller in one strike can produce a €7,000 loss against a €2,500 sub-limit. The claim is not declined; it is simply capped, and the owner funds the rest.
Raising an electrical damage sub-limit costs a few euros a year. Discovering it after a lightning strike costs several thousand.

What is typically excluded
- Mechanical or electronic breakdown not caused by an insured peril. A panel that simply degrades, or an inverter that fails at year eight, is a warranty matter rather than an insurance one.
- Gradual loss of efficiency in panels or batteries.
- Faulty installation — and this is where the certification matters, below.
- Damage during installation, which belongs to the installer’s liability cover.
- Loss of feed-in income while the system is out of action, unless specifically added.
- Theft of ground-mounted panels where they were never listed as insured property.
Certification and the fire question
Insurers are increasingly attentive to lithium battery storage and EV charging, because both have caused high-severity fires elsewhere in Europe. In practice that means two things. Cover is normally conditional on installation by a qualified installer with the corresponding certification, and the insurer will ask for that certificate after a fire. Keep it, with the invoices, alongside your policy documents.
Where it goes wrong is the undeclared installation. If a fire originates in a battery or a charger the insurer knew nothing about, the argument is no longer about a sub-limit — it is about whether the risk accepted was materially different from the risk that existed. That can affect the whole claim, including the building, not merely the equipment. Declaring the installation typically costs €30 to €90 a year.
Liability: the part nobody thinks about
Two exposures worth a sentence each. A visitor’s vehicle damaged while charging at your property is a liability question, not a property one, and the standard retail liability limits are low. And if you export to the grid or supply a neighbouring property, you have moved slightly beyond a purely domestic use, which some wordings treat differently. Neither is difficult to cover; both are difficult to argue after the fact.
What to do
- List what is installed: panels and their number, inverter, battery capacity, heat pumps, EV charger, pool plant.
- Total the replacement cost, including labour and scaffolding, and add it to the building or contents sum insured as appropriate.
- Find the danos eléctricos sub-limit on your schedule and raise it if it is below the value of the electronics.
- Confirm in writing that any equipment on an outbuilding, in the garden or serving the pool is listed as insured property.
- File the installation certificates and invoices with your policy documents.
