Our office is in Lagos, on Varandas de São João, so this is the concelho we know house by house. It is also one of the most varied in the Algarve for insurance purposes: a walled historic centre, a working marina, cliff-edge villas at Porto de Mós, the low flat ground behind Meia Praia, and the rural parishes inland towards Bensafrim and Odiáxere. A policy that suits one of those is frequently wrong for another.

The historic centre

Property inside and around the old walls is typically pre-20th-century, built of stone and lime, often with timber floors, frequently with shared walls and no vehicle access. Three consequences follow. Reconstruction cost per square metre is much higher than for modern construction, because rebuilding to the same specification means lime mortars, traditional carpentry and materials carried in by hand — insuring at a modern build rate leaves you badly underinsured. Water damage from ageing embedded pipework is common and the leak-detection sub-limit matters more than usual. And in a building divided into fractions, the boundary between your policy and the condominium policy needs establishing explicitly, because old buildings rarely have tidy documentation.

Porto de Mós and the cliff line

The villas along the cliffs west of Lagos are the highest-value residential stock in the concelho and the most complicated to place. Insurers will ask how far the property sits from the cliff edge and whether there has been any recorded movement in the vicinity. Coastal erosion is a gradual process and therefore excluded across the market — that is not negotiable and owners should plan for it structurally rather than expect a policy to answer it. Meia Praia and the low ground

The flat land behind Meia Praia and along the Bensafrim river sits at or near sea level. Rainwater flooding and storm surge are treated as two different things in a Portuguese wording, and some policies exclude sea inundation while covering rainwater ingress. For anything on the low ground, that distinction should be confirmed line by line rather than assumed from the storm heading. Ground-floor properties should also check whether contents at floor level are subject to any restriction.

Marina apartments and the rental market

A large share of Lagos apartments — around the marina, in the centre, at Porto de Mós — are let for part of the year. Lagos has one of the highest concentrations of Alojamento Local registrations in the Algarve, and it is also where we see the largest number of properties insured on residential policies that would not respond to a guest claim.
