No other Algarve concelho spans such a range. Loulé contains Quinta do Lago and Vale do Lobo — the highest-value residential property in Portugal — alongside the market town of Loulé itself and the rural parishes climbing into the serra towards Salir and Alte. The insurance questions at the two ends have almost nothing in common.

The resort belt: Quinta do Lago, Vale do Lobo, Almancil

Property here regularly exceeds €1m of reconstruction cost before you reach the contents, and the retail insurance market starts to strain well below that. Four features push these homes out of a standard policy.

Golf resort properties

Fairway-adjacent homes carry a genuinely specific exposure: errant golf balls. Glass, roof tiles, solar panels, parked cars and, occasionally, people. Whether damage from a stray ball is covered, and under which heading, varies by wording — it is not always an insured peril and it is rarely mentioned in the sales conversation. Loulé town and the serra

Inland the picture reverses. Loulé town has traditional townhouses with the same reconstruction-cost issue as any historic Algarve centre — rebuild rates for lime and stone construction are well above modern rates. Further up, towards Querena, Salir and Alte, the questions are rural ones: converted farmhouses and quintas of non-standard construction, outbuildings and stores that are not covered unless named, boreholes and water infrastructure, and wildfire exposure on properties surrounded by scrub and eucalyptus.

Wildfire deserves a specific note. Fire is the compulsory base cover on every Portuguese policy, so a serra property is covered for it — but insurers increasingly ask about defensible space, vegetation clearance around the building and access for emergency vehicles, and some will condition the terms on it. Legal clearance obligations apply to landowners in any case.

Converted rural buildings are also where the retail market is least comfortable. If a quinta has been declined or quoted with the interesting part excluded, the specialist route via Liberty Mutual usually has an answer.
