What is different in Mallorca

Holiday letting is regulated

Letting a villa to tourists in the Balearic Islands requires a tourist licence. The home policy and the liability cover must reflect that the house is let.

Stone fincas

Old stone houses, terraces and outbuildings need a sum insured based on restoring them with traditional materials, not on standard construction costs.

Yachts and the sea

Boats based in Palma or Puerto Portals need their own cover, with the navigation area and any charter use written into the policy.

What we arrange in Mallorca

High-value homes

The house, its contents and valuables, with the sum insured based on rebuild cost.

Yachts & boats

Hull, liability and navigation area, for private use or charter.

Art, jewellery & watches

Listed items on an agreed value, at home and when travelling.

Family liability

Limits in line with the household's assets — for guests, staff and every home.

International health insurance

Health cover for families who live and travel between countries.

How we work

In writing first

We read your current policies and the property before proposing anything, and send you a written opinion.

Specialist insurers

Homes and valuables are placed with insurers that specialise in private clients, chosen for the wording each risk needs; international health with Allianz Care, Cigna Global and APRIL International — always subject to the insurer accepting the risk.

One adviser, two countries

Portugal and Spain with the same adviser. In Spain we work under the EU freedom to provide services.

Frequently asked questions

Do you arrange cover for homes in Mallorca?

Yes. Adler & Rochefort is registered in Portugal with the ASF (no. 425591790/3) and in Spain with the DGSFP (LPS). Cover is placed with specialist insurers, subject to their acceptance of the risk and to the policy wording.

Is there a minimum value?

Each specialist insurer sets its own entry level, based on the rebuild cost, the contents and the valuables. Below that, a well-built standard policy is often the better answer, and we say so in writing.

What does the Consorcio cover?

In Spain, extraordinary risks such as floods, earthquakes and storms above a certain intensity are covered by the Consorcio de Compensación de Seguros through a surcharge on property policies. The private policy covers everything else, so both have to be read together.

General information. Cover, conditions, limits and exclusions depend on the insurer, the policy wording and the acceptance of the risk.
